Richard's Property Market Update


In general, Aberdeen's property market performed like a roller coaster throughout 2015 in difficult conditions with the oil market downturn and looks as if will continue on the basis for 2016. The student sector continues to drive demand, thus significantly reducing the level of available stock of flats and houses. With regard to the student market the continued progression of the HMO licenses, have put pressure on the students finding suitable accommodation as there are not the numbers of HMOs to satisfy demand.  Houses seem to be sluggish though. The purchase market for HMO properties is still roaring away but it normally takes several months after purchase to obtain as licence. 

All prospective tenants out there should know that our minimum requirements to letting a property are that you provide the rent!! a deposit equivalent to the one and a half months rent, we do require some sort of reference (Previous Landlords or Work Reference) We also need every prospective tenant to fill out and application form, (from which we will take credit references for successfull candidates).  In addition we require to have a copy of photographic evidence ie a drivers licence or passport for prospective tenants coming from outside of the UK. We also have a "No Fees to Tenants" policy in practice.
